victorian housesRestore Victorian home? victorian houses

Question by upwardbound: Restore Victorian home?
How much would it cost (and is it possible) to do the following….

Put in a kitchen (where a somewhat modern kitch used to be before it was “gutted”)
Put in an A/C unit to replace window box units (the house has heating)
add a bathroom (house currently only has one and I would want to add one)
put on vinyl siding or, alternatively, paint entire house (3,000 square feet)

Anything is possible…prices will vary wildly where you live for contractors… and doing at least some of the work yourself will help. Any number quoted to you ..sight unseen is a number pulled from he air. Get estimates. 3of them… from qualified people. They will give you the best guesstimate. Older Victorians need alot of patience to restore properly..I have one…thier very quirky. Before you touch anything you need to understand what your working with.

There are restorers and re finishers. Restoration returns back to ( excluding plumbing and heating and modern kitchen appliances) Renovation…there is no rule book that means vinyl siding would be fine.

Depends on your square footage. Let’s say a 2000 sq. ft. home. You’re probably looking at around $50,000 whether you go with siding or paint.

it costs a lot to” restore ” a Victorian home.
You als have to install insulation in all the walls and ceiling, the old houses had none or little.
Also you need to upgrade or rewire the whole house to meet today’s building codes.
And look for termites in the foundation, etc.
repair any rotten wood on the house
Also the city will require you get permits ,which will require building plans

yes, to all the above. 1st, try to design your kitchen so it matches up w/ the current plumbing,it will save you alot of $. As far as the ac. Just hook it up to the furnace. it’s alot cheaper. As for the bath. would you want another b.room on the same floor or above or below. If it’s the later, it’s be easier to build above or below the current one so you can tie into all of the plumbing. You can use vinyl, but be sure you know what ur doing on an old house like that as nothing is going to match up precisely. Indoors & out due to the materials they used to measure in those days. Depending on what materials you are going to use the cost could be anywhere from 20,ooo to60,ooo. If you just go plain jane, then it won’t cost so much, but DO NOT skimp when it comes to lumber or sheetrock.
