Question by Daddy: I am interested in buying a home thats is an estate sale, The home is listed 170,000.00 in a rural town.?
The home is really old victorian style and needs work. What is a reosonable offer for this home. All other homes in the area have sold way cheaper and its a town of under 1000 people in a very rural area. About an hour from all shopping and 30 min from my work. Would 120,000.00 be to low. It has been on the market for a long time.

There is no way to know without knowing the EXACT market conditions of that area or even WHERE this area is. You can offer ANYTHING you like, just don’t expect them to counter-offer you after a low-ball offer.

Baldwin Park is a subdivision within the city that is rich in Victorian Homes. The area is also seeing alot ot restoration, people are taking these homes and turning them into their mansions.     No way to even estimate that, especially for an older house which is going to be unique.
    Why not get a trustworthy Realtor to do a market analysis for you? There is no charge for that and if you buy it the seller pays the commission.

    The reasonable offer is the one the seller is willing to accept.
    Work with the Realtor as your buyer’s agent so that he or she can negotiate for you and share any information that will help you make an informed decision on this.

    Victorians usually appraise high.

    I doubt a low ball offer like this would fly. With an estate sale you need several parties to agree, often including a judge.

    If “on the market for a long time” is under 2 years for a estate it really isn’t all that long at all.

    You might make the offer as stated with a clause that states I want the first right of refusal. This would put you in the position of the sellers having the obligation of telling you the top price offered at which point you might beat the current bid or turn the offer down all together.

    No offer is low if accepted.
