I am an architectural designer and realtor affiliated with Prudential Prime Properties. As a designer, I enjoy helping buyers and sellers find solutions for their design issues. Such services include:

o Schematic design

Buyers often walk away from a property because of drawbacks in the existing room configuration. All too frequently, such limitations could be addressed through minor alterations. One might wonder, for example, can a second bathroom be added? Could a closet be expanded? Is there room for an island cooktop? I will develop schematic floor plans and vertical views that begin to address such questions. For the buyer, this allows you to think more comprehensively about a property. As may be desired, the plans can be sufficiently detailed to obtain a rough cost estimate from a contractor. For the seller, simple solutions are then readily at-hand for prospective buyers. This can vastly expedite selling your home: they can see the potential clearly laid out, a lot of unanswered questions and doubts.

o Moving/removing walls

Though a former partner in an architectural office, I am not a registered architect or engineer. I therefore cannot give definitive information on the removal or moving of walls. However, if the supporting structure can be viewed (e.g., framing members visible in the basement, etc.), I can offer guidance as to what is likely possible.

o Facade improvements

You own a property that, by all measures, is beautiful inside. Yet no one walks through the front door. In fact, many wonderful homes are overlooked because of plain or awkward exteriors. Perhaps a prior owner put a colonial porch on a Victorian lady, or replaced an elegant double-hung with a fifty’s casement. I can develop simple, low-cost improvements that will amplify its curb appeal. These could be done before placing the house on the market; alternatively, the drawings can be used as a marketing tool. In taking this route you can substantially increase your ultimate return.

o Staging

Nothing sells a home better than showing it with clean, elegant spaces. Oftentimes just a few changes in the furniture, and simplifying the atmosphere, can vastly enhance its attractiveness to buyers. I will work with the owner to reconfigure rooms, so they sell themselves.

o Floor plans

Floor plans can be a great enhancement to presenting a property. Buyers then are confident their couch can go along a wall, their bedroom set will fit. I will measure your rooms and draw up a set of floor plans for use as a marketing tool.
